Welcome to Area Scope. These Terms of Service ("Terms") govern your use of our website (areascope.uk) and the property vicinity intelligence and field audit services provided by Area Scope ("we", "us", or "our").

By accessing our website, purchasing our reports, or commissioning a street-level audit, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our services.

1. The Service & Scope of Work

Area Scope provides independent, human-verified street-level vicinity audits, neighborhood data cross-referencing, and local intelligence reporting for prospective property buyers and tenants in London.

  1. All services are commissioned manually via our website intake form.

  2. We reserve the right to refuse service, decline specific postcode audits due to safety or logistical limitations, or cancel an order at our discretion prior to payment confirmation.

2. Crucial Disclaimers & Limitations of Liability

  1. Not a Financial or Legal Survey: The reports, data, and insights provided by Area Scope are for general informational and risk-mitigation purposes only. We do not provide regulated financial advice, formal legal advice, structural RICS property surveys, or formal valuations.

  2. Independent Observation: Our field audits capture a snapshot of a location at specific peak and off-peak hours. While we use rigorous methods to document accurate noise, traffic, and localized environmental realities, we cannot guarantee that a street's conditions will not change over time or vary outside our observation windows.

  3. Investment Risk: Purchasing a property or signing a tenancy agreement involves inherent risks. Area Scope accepts no liability for financial losses, structural issues, or future neighborhood changes that occur after a client moves into a property. The final decision to purchase or rent rests solely with the client.

3. Tenancy Legislation & Advice Disclaimer

While Area Scope provides physical neighborhood audits to assist relocating tenants, we do not provide legal advice regarding the Renters’ Rights Act 2025, landlord statutory database registrations, or tenancy contract enforcement. Any information provided regarding local market conditions or properties does not constitute landlord-tenant legal counsel. Clients are strictly advised to cross-reference their tenancy agreements with a qualified UK housing solicitor or Citizens Advice.

4. Tenancy Legislation & Advice Disclaimer

Nothing in these Terms shall limit or exclude liability for death or personal injury caused by negligence, or for fraud. Subject to this, the maximum aggregate liability of Area Scope to any client for any claim, loss, damage, or legal consequence arising out of or in connection with our services—whether in contract, tort (including negligence), or breach of statutory duty—shall be strictly limited to the total fee paid by the client for that specific commissioned report.

5. Third-Party Data Accuracy

Our Scope Reports integrate open-source, public data streams, including but not limited to municipal council zoning records, environmental indicators, and official crime registries. Area Scope relies on these external resources in good faith but has not independently audited or verified the backend collection methods of these third parties. We present this information "as-is" and give no express or implied warranty regarding the real-time accuracy, latency, or completeness of third-party public records.

6. Fees, Invoicing, and Payment

  1. Payment Method: In order to minimize unnecessary platform checkout fees and pass those savings to our clients, all bespoke property scopes are invoiced manually.

  2. Clearing: Payment must be made via UK Bank Transfer (BACS/CHAPS) to our designated business bank account as specified on your invoice.

  3. Commencement: Fieldwork and data compilation will only commence once funds have cleared in full.

7. Intellectual Property & Usage Restrictions

  1. Client Use Only: Upon full payment, the client receives a non-exclusive, perpetual license to use the final Scope Report for their personal property search or internal relocation planning.

  2. No Resale: Reports may not be resold, repackaged, or published publicly online without the express written consent of Area Scope. We retain the copyright to all original data formats, text structures, and custom reporting styles generated during our audits.

8. Restrictions on Automated Text and Data Mining

Users are strictly prohibited from conducting, facilitating, or permitting any automated web scraping, data mining, harvesting, or crawling of the content, text, layout structures, or graphics displayed on areascope.uk. This includes any use of automated systems to feed data into artificial intelligence models, competitor databases, or property aggregators without our prior written consent.

9. UK GDPR & Data Privacy

We take digital privacy incredibly seriously. Any property postcodes, personal names, or contact details submitted via our intake forms are processed strictly in accordance with the UK Data Protection Act 2018 and UK GDPR. We will never sell, lease, or distribute your private search target locations or personal data to estate agents or third-party marketing companies.

10. Consumer Rights & Right to Cancel

In accordance with the UK Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, consumers ordinarily have a 14-day right to cancel a digital service. However, given the fast-paced nature of the London property market, by making payment via bank transfer and requesting the immediate commencement of a bespoke physical field audit, you explicitly request that our services begin before the expiry of the statutory 14-day cancellation period. Consequently, you acknowledge and agree that once fieldwork or data compilation has commenced, your right to cancel and claim a refund is fully waived.

11. Termination

Either party may terminate a commissioned service agreement prior to the commencement of fieldwork by providing written notice via email.

  • Cancellation by Us: Area Scope retains the absolute right to terminate an agreement and decline an audit at any time if we encounter logistical constraints, data unavailability, or safety concerns regarding a specific target location. If we terminate the service prior to delivering the report, a full refund of any cleared fees paid for that specific scope will be issued to the client via bank transfer within 7 working days.

  • Cancellation by You: If you wish to terminate an order after payment has cleared but before fieldwork has physically commenced, we will issue a refund minus a £50 administrative and desk-research setup fee. No termination or refunds will be accepted once physical field observations have begun.

12. Governing Law

These Terms, and any dispute or claim arising out of or in connection with them or their subject matter, shall be governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction to settle any disputes.
